Frequently Asked Questions
Does lacey Oak offer 100% commission?
Yes, at Lacey Oak Realty, we offer a 100% commission structure, allowing you to keep the full commission from the deals you close. However, to support the resources and infrastructure that empower you to succeed, we charge a modest monthly fee of $250 for each agent and team leader. Additionally, there is a $250 transaction fee for every deal closed. These fees help cover administrative and operational costs, providing you with the support, guidance and flexibility to run your business your way while maximizing your earnings potential.
Are licensed real estate agents from all over Texas able to join Lacey Oak Realty?
As a licensed real estate agent in Texas, you have the ability to conduct business across the entire state. While Lacey Oak Realty supports agents in all regions of Texas, it’s important to note that successful transactions depend on your familiarity with the specific market areas you’re working in. As long as you have a solid understanding of the local geography and market trends, you can confidently serve clients throughout Texas. Moreover, it’s important that the area you wish to focus on aligns with both your own geographic knowledge and the expertise of our brokerage. While agents have the flexibility to transact statewide, successful transactions depend on having a solid understanding of local market conditions. It’s not only a suggestion, it’s a requirement….
Texas Occupations Code, Chapter 1101
- Section 1101.652(b)(4): This section highlights that a broker must demonstrate competency in the types of real estate transactions they engage in, which implicitly includes knowledge of the specific geographic area where transactions occur.
TREC Rule 535.2 (Competency)
- This rule states that licensees must represent clients competently and ethically. The term “competency” inherently involves a deep understanding of the local market conditions, community amenities, zoning laws, and any other geographical nuances that might affect real estate transactions.
It’s essential that the area you serve is within the scope of knowledge and support offered by the broker at Lacey Oak Realty, ensuring you have the resources and guidance needed for success. Currently the broker for Lacey Oak Realty, Heather Vitko, has a membership with: * Five Points Board of REALTORS®, with access to CTX mls * Austin Board of REALTORS®, with access to Unlock mls * San Antonio Board of REALTORS®, with access to SABOR/LERA mls * Houston Association of REALTORS®, with access to CoreLogic/Matrix mls
If you are outside of these four boards, simply talk with the broker directly about if Lacey Oak Realty is able to oversee your transactions in your area.
I am an agent who primarily does investing for myself. Is Lacey Oak Realty good brokerage for me?
Yes, Lacey Oak Realty is an excellent choice for agents who focus on real estate investing for themselves. Our 100% commission model means you keep all of your earnings, which is especially beneficial when you’re handling your own transactions and every dollar counts. While the modest $250 monthly fee pertains to every agent at Lacey Oak Realty (even agents who only do one transaction a year for themselves), if you are the buyer or seller in a transaction, you won’t be subject to any transactional fee, as that is waived for personal transactions. This allows you to maximize your profits and further streamline your investment activities. Whether you’re flipping properties, buying rental units, or pursuing other investment strategies, our flexible model gives you the freedom to structure your business in a way that works for you.
Can I start out with Lacey Oak Realty as my first brokerage?
Yes, you can start your career with Lacey Oak Realty. However, if you’re a newly licensed agent, we will require you to start on a team. It’s important to note that Lacey Oak Realty, as a brokerage, doesn’t offer the same level of structured training programs designed for brand-new agents that some of the larger brokerages do. That’s where our team offering comes into play, filling in gaps and personalizing training and mentorship. Many new agents benefit from the mentorship and hands-on guidance that team leaders provide, especially in their early stages.
A 100% commission structure is great for agents that already have all the knowledge and experience of a more seasoned agent, but brand new agents will find that the classes that are required to obtain your real estate license do not provide you with the “know how” to be a successful agent. If you’re a newly licensed agent, being on a team will allow you to gain the experience and mentorship you need during your first year in the industry. Once you’ve completed at least one year of experience and closed 10 transactions, you’ll have the opportunity to transition into an independent agent role, still within the supportive environment of our brokerage. This approach allows you the flexibility to learn and grow with the guidance of more experienced agents and team leaders, while eventually transitioning to running your own business as a solo agent when you’re ready.
Does Lacey Oak Realty help with marketing?
Yes, we can offer you marketing ideas and a consultation on how to promote yourself. Chances are you are already marketing yourself and don’t realize it.
Do I have to go to an office?
Not in any way. Being a real estate agent provides you the flexibility to work from anywhere at anytime. We try to help you do as many things digitally as possible.
Can I start a team at Lacey Oak Realty?
Yes, you can absolutely start a team at Lacey Oak Realty. As a 100% commission-based brokerage, our model provides team founders/leaders with the flexibility to structure their team’s compensation plan. You have the autonomy to determine the percentage share for each member you invite to join your team, allowing you to customize your team’s structure based on individual needs and goals. This flexibility ensures that you can create a team dynamic that aligns with your leadership style and business vision.
Can I bring my established real estate team over to Lacey Oak Realty?
Yes, you can definitely bring your established real estate team to Lacey Oak Realty. Our 100% commission-based model gives you the flexibility to structure your team’s compensation plan in a way that best suits your business. As a team leader, you have the freedom to decide the percentage share for each of your team members, allowing you to maintain the structure and dynamics you’ve already established. This level of autonomy makes transitioning your team seamless while continuing to grow and thrive within our brokerage.
Should I be a solo real estate agent of be on a team?
Deciding whether to be a solo agent or join a team depends on your personal goals, work style, and how you want to grow your real estate business. Both options come with their own set of advantages and challenges. Here’s a breakdown of the pros and cons of each:
Solo Real Estate Agent
Pros:
- Autonomy: As a solo agent, you have complete control over your business. You set your own schedule, decide your marketing strategy, and manage your own client relationships.
- Higher Earnings Potential: Without team splits or commission sharing, you keep 100% of your commission. If you’re driven and have the ability to manage all aspects of your business, this can be financially rewarding.
- Personal Brand: You get to build your own brand and reputation. Every success is directly attributed to your personal efforts, which can be rewarding and help establish you as an expert in your market.
- Flexibility: You decide how much or how little you want to work. Whether you prefer working independently or adjusting your schedule to fit your life, being a solo agent gives you complete flexibility.
Cons:
- All Responsibilities Fall on You: As a solo agent, you’re responsible for every aspect of your business—from lead generation to marketing, negotiating deals, and managing your own business finances. This can be overwhelming at times, especially during busy seasons.
- Limited Support: You may miss out on the mentorship, training, or administrative support that a team can offer. You’ll need to be disciplined and resourceful to ensure you’re staying on top of everything.
- Isolation: Being a solo agent can sometimes feel lonely, especially if you miss the collaborative environment that comes with being part of a team. Networking and accountability might require more effort.
Being on a Real Estate Team
Pros:
- Shared Workload: With a team, the responsibilities are shared. For example, administrative tasks, lead generation, marketing, and client follow-ups can be handled by others, freeing up your time to focus on closing deals.
- Support and Training: Teams often offer built-in mentorship, ongoing training, and resources to help you grow your skills faster. You have access to experienced leaders who can provide guidance and support.
- Networking and Collaboration: Being part of a team provides a sense of community and access to a broader network. Team members often collaborate on leads, share strategies, and support each other’s growth.
- Consistent Lead Flow: Many teams provide a steady stream of leads, which can help you close more deals without spending as much time on prospecting. This can be especially helpful if you’re newer to the industry or want to focus on selling rather than finding clients.
Cons:
- Commission Split: As part of a team, you’ll typically share your commission with your team leader, which means a smaller percentage of each sale compared to being a solo agent.
- Less Autonomy: Being part of a team means you have less control over how your business is run. Team leaders often set the direction, and you may have to follow their strategies and systems.
- Team Dynamics: The success of your business can sometimes be tied to the overall success of the team. If the team isn’t performing well, it can affect your earnings or growth potential.
- Limited Personal Branding: In a team, your brand may take a backseat to the team’s overall reputation. While you’re still building your personal reputation, much of the attention and marketing might focus on the team’s name.
Conclusion
At Lacey Oak Realty, whether you choose to go solo or join a team, you have the flexibility to run your business your way. If you prefer the independence of a solo career with the freedom to set your own direction, you can thrive in our 100% commission model. Alternatively, if you want the structure and collaboration of a team while still maintaining a high level of autonomy, you can build your own team with the percentage share and commission structure that suits you best.
Ultimately, the choice depends on how you envision your career and the level of support and flexibility you need to succeed. Both options offer unique benefits that can help you grow in the real estate industry.
